BOUNDARY, TOPOGRAPHICAL, AND UTILITY SURVEY
A Topographical Survey details the shape, configuration, relief, roughness or three-dimensional quality of the earth's surface. Topographical Surveys are made to show this information, together with the location of artificial and natural features of the earth, including buildings, highways, utilities, streams, lakes, forests, etc.
ALTA/ACSM SURVEY
ALTA stands for American Land Title Association. ACSM stands for American Congress of Surveying and Mapping. When an ALTA/ASCM survey is ordered, the client and/or title company should expect the survey to be conducted in accordance with the ALTA standards. These standards were designed to give the title insurer, the buyer, and/or the lender a drawing ("survey") showing where buildings, improvements, easements and boundaries were on a property. These surveys typically involve properties other than personal residential type sites and provide "eyes" for all the parties involved with the transaction. The surveyor is required to identify the location of all improvements to the property lines along with a summary of how the physical property lines match the existing deed of record or the report contained in the title commitment.
PRELIMINARY AND FINAL PLATTING
Subdivisions and condominiums require ALTA type surveys along with platting or condominium documents. We are familiar with these types of surveys, documents and final staking. Our surveyors can help you design and subdivide or construct and record a condominium project.
